Refurbishment Project Award (value over £5 Million)

This Award recognises the project that most effectively demonstrates outstanding design and refurbishment to achieve high levels of user satisfaction and comfort and outstanding measured building performance, energy efficiency and reduced carbon emissions.


Entries in this category must be from within the United Kingdom (see International Project for projects outside the UK) and completed during the period  1 April 2011 to 30 September 2012. Entries may be submitted by any or all members (together) of the project team.

The Building Performance Awards seek to recognise outstanding, measured performance. Entries which include clear evidence of a full year of actual measured energy data and performance of the building in use are strongly preferred by the judges. Winning entries provide clear evidence of how the building really performs in use. Ideally this will include a Display Energy Certificate or an entry into the CarbonBuzz database, but other clear evidence of actual performance is accepted. Where a building is expected to have a DEC by law, then we would expect to receive an up to date DEC as part of the entry package.

Note: to assist entrants with provision of evidence, we accept DECs or CarbonBuzz entries produced during the period from 1 July 2012 to 30 September 2013. This time period enables entries, in effect, to provide evidence of operational building performance for any complete year during the period between 1 July 2011 and 30 June 2013.


Judging Criteria

Entries should provide evidence of the actual, measured performance of the building in use. They will describe the low carbon and energy efficiency design features, and indicate the anticipated payback period on capital costs.

Indications of performance could include metered consumption of both energy and water. Evidence of occupant feedback and satisfaction with the building and its comfort levels should be included to support entries.

Successful entries give details of as many of the following elements of the project as possible:

  • Synopsis of the project and its building performance, low carbon and energy efficiency objectives
  • One year’s evidence of measured building performance and energy use data, ideally including a DEC and an entry on the CarbonBuzz site
  • Special challenges, objectives or constraints and the design solutions adopted
  • Specific elements of excellence and innovation in terms of design, equipment or application including lighting, heating, and cooling, façade or public health services
  • Specific energy efficiency aspects of the project, such as energy metering, monitoring and targeting, use of recycled/recyclable materials and other low carbon features.
  • Evidence of costs and expected savings associated with these measures and anticipated payback periods
  • Description of commissioning, handover and soft landings processes, and how they contributed to achieving the designer’s intended building performance
  • Evidence of collaboration between members of the project team that has contributed to improved performance
  • Evidence of any BREEAM or LEED assessment, or other third party evaluations
